In this final post of this series we are examining how a Construction Consultant can be the person who represents the client and makes sure that the job is done on time, on budget and to very high standards.
7) When a technician tells you that you need expensive add ons (called change-orders) to make a home improvement project work, how do you know that it’s true and that it’s not overpriced? Your consultant is the expert who can review change-orders for validity, value and make sure it’s really necessary.
8) He will also develop an accurate punch-list to make sure that everything you paid for gets completed and is done correctly.
9) Last, but not least in this series, the biggest value in hiring a good Construction Consultant is that he/she will communicate with all the people involved in the project, synchronize who is going to do what, hold progress meetings to make sure that everyone is on the same page, and make sure that all materials are ordered in time so the work moves forward smoothly.
This is so important. So many jobs stop midway because of conflicts around who is doing what. For example, a plumber is waiting for the carpenter to open the wall between the garage and the basement bathroom project so that he can install the pipes. The carpenter says, plumbing is not his area and it comes to a standstill. Unfortunately, there are thousands of examples of frustrating situations like this where the client loses their investment and a job is left undone or is dragged on for months.
